Property Owner Information

If you intend to do work on exlterior of your building in the Fell's Point or Federal Hill neighborhoods, it is recommended that you take the following steps:

I.  Call the Preservation Society (410-675-6750) to set up an appointment with our staff. We have resources that can to assist you.

II. The Design Review Committee reviews design plans to let you know what is allowed in CHAP or the Urban Renewal Plan area and suggests rehabilitation/restoration strategies with compatible designs.

A few quick hints (keep in mind there are many other requirements as well!):

Third story additions are not allowed in the CHAP or Urban Renewal Plan areas; changes to roof line are not allowed.
Decks - must not be visible from any street; In Federal Hill, decks may not be higher than the roof.
Windows - please, NO VINYL or clad;  wood only with bullnose surround; must have wood muntins
Window Sills - wood, stone or cast concrete (not brick)
Doors - NO VINYL or metal; wood only, 4 or 6 panel. No faux stained glass in doors.
Door steps - wood, stone, or cast concrete (not brick)

III.  Make an appointment with the Design Review Committee (410-675-6750.) The Design Review Committee will examine your design plans for compatiblity in the Historic District. Bring the following items:

A. In Fell's Point - fill out a CHAP application
    In Federal Hill - fill out an Architectural Review Checklist

B. Bring THREE sets of architectural drawings - one for DRC files, one for your Baltimore City plans/permits, and one for you to keep. Your drawings should include:

1.  Site plans with adjacent buildings, zoning status, and any setbacks
2.  Elevations
. visible from public streets
3.  Building profile
4.  Floor plans


C,. Materials

1.  Manufacturers cut sheets or catalogs to show proposed railings, hardware, light fixtures, wood or metal trim, windows and window trim, doors, roof material, etc.
2.  Samples of masonry, mortar colot, and glass (if other than clear glass is proposed)
3.  Paint colors

D.. Photographs

1.  Street facade
2.  Rear facade
3.  Side facade
4.  Buildings on either side.

E..  Landscaping

1. Plans showing materials and fencing for front and side yards where applicable.


4. Send in you tax credit applications BEFORE doing any work. Doing work before sending in the application will make you ineligible for for the tax credit.
